$500K in new apartments, retail in Wealthy Street's future

A desire to increase the population density in East Hills has prompted plans for a new mixed-use building on a vacant lot at 1015 Wealthy. The $500,000 structure will house apartments and retail space.

"I’m really excited about building a modern building," said developer Barry Van Dyke, Bear Manor Properties. "It will fit in with the other buildings on the block, but can be treasured for the next 100 years."

The two-story building has 2,000-square-feet of retail space on the main floor, which can be divided into one or two storefronts with 12-foot ceilings and rear and front entries. Two 1,000-square-foot apartments on the second floor will each have a sliding interior wall, allowing tenants to reconfigure the floor plan to suit their needs.

Plans call for floor-to-ceiling plate glass windows on both levels. White stressed-glass panels with a mosaic pattern will adorn the facade between floors and across the top.

The proposed LEED (Leadership in Energy and Environmental Design) shell includes a 'green' roof and a rain permeable 15-space surface parking lot.

"The building will sit right on the front property line," Van Dyke said. "When you drive from East Grand Rapids and you hit this part of Wealthy, suddenly the tree canopy disappears. We’re trying to change that by planting new trees."

Van Dyke expects to break ground this fall, and complete the project in six months. DTS + Winkelmann designed the interior layout of the apartments and the exterior of the building. Bear Manor Properties will handle construction.
