A vacant lot at 240 Ionia SW is soon to be the site of one of the neighborhood's tallest residential structures. The proposed 12-story, $14 million project will offer penthouse condominiums on its top floor, and live/work condominiums on the third floor.
The four live/work units provide office space "at home," yet keep the business area independent of the living quarters.
"You can have your home, and purchase a space right next door for your office," said Rachel Leiter, sales consultant for 1 Source Real Estate and Consulting, the company in charge of sales and marketing for 240 Ionia. "You will enter your workspace from the hall, rather than having an interior entrance from your home."
The workspaces range from 642 to 1,000 square feet, with accompanying condos of 984 to 1,424 square feet.
Seventy condominiums will be offered, each with glass window walls and private balconies. There is also a community room and patio, and underground parking with one space for each condominium. Additional parking is available.
Final costs have not been determined but Leiter expects prices to run from mid-$160,000 to $400,000 for the penthouses.
Groundbreaking is planned for fall 2007, with move-in dates scheduled for early 2009.
