When the proposed $50 million 275 Fulton Place is finished in December 2009, more than 300 employees will fill its offices. A local financial institution whose name has not been disclosed asked property management firm Eenhoorn, LLC to create a signature building on the site—the last available parcel on the central business district’s east riverbank.
Because the 134,000-square-foot building will rise from the riverbank just west of The Plaza Towers, a portion of its 11,000-square-foot atrium will enclose the existing riverwalk.
“We would like to have a winter garden, and the atrium will connect to the skywalk and the riverwalk,” says Lena Stob, spokesperson for Eenhoorn. “We'll give the city easement to the atrium, and we envision that to be a public space.”
The building’s design allows residents in the Plaza Towers unobstructed views of the Grand River. The plan is to make the building “transparent” with the innovative use of glass walls. The majority of the structure will be seven stories, with taller towers on the north and south ends.
Eight 2,000-square-foot condominiums will occupy two floors of the north tower—each with 270-degree views overlooking the river and the city.
“The plan was always to develop that space,” Stob says. “The original developer had plans to develop there at the time he built Eastbank Towers (now Plaza Towers). We think this is a great time [to build]. Grand Rapids is growing, and we feel that Grand Rapids is just right for this development.”
