Union High becoming 180 Condos in West Grand

Union Square Condos, located at 900 Broadway NW, is the latest project transforming the residential scene in the West Grand neighborhood. Once Union High School, Pioneer Construction is redeveloping the stately building into 180 condos. And 162 are already sold.

Each condo will have its unique floor plan with units ranging between 1,080 to 2,202 square feet. Units feature high ceilings, wood floors, exposed brick walls, and expansive windows showcasing spectacular urban views. Some units also offer more unique amenities such as 20 foot loft ceilings, exterior balconies, and private rooftop decks. Prices range form $214,000 to $387,000.

Originally constructed in 1872, the building at the corner of Turner and Broadway holds the distinction as the oldest school facility in Grand Rapids. It served as Grand Rapid’s primary high school until 1968. Today, Union Square will offer more modern amenities, including a roof top pool, hot tub and deck, an exercise facility, a game room, and a clubhouse.

The conversion to condos follows the neighborhood’s trend of adapting and reusing historic industrial structures for new uses. American Seating Park, just a few blocks from Union Square, is a former factory that now offers apartments, commercial and office space. Also nearby is the renovated Widdicomb furniture factory that houses the new showroom of Israels’ Designs for Living.

Union Square is close to downtown and easy walking distance to an emerging entertainment district along Bridge Street. It is also located in one of Grand Rapids’ specially designated Renaissance Zones, which means residents pay no property taxes, city income taxes, or state income taxes until 2012.
