Rising Icon on Bond reaches 50 percent capacity

Nearly half of the 118 condominiums in the Icon on Bond building at 538 Bond Avenue are now sold—and five of those moved just last week. Joe A. Moch of Moch International, the developers of the project, expects the first residents to move into the $35 million, 200,000-square-foot complex in April.

“They’re putting in metal stud walls on the interior, and they’re working on the fifth and sixth floors,” Moch said. “The entire second floor is completed except for drywall, and the third floor is nearing completion. We’ve been starting to give hard-hat tours of small groups by appointment, and now people can actually see the space that they’re getting.”

That may account for the high sales volume last week. Moch said the buyers are mostly couples of varying ages and professions.

The one- and two-bedroom condos range from 728 square feet to 1,418 square feet, with asking prices from $216,000 to $500,000.

Grand River Construction, who has been pouring the concrete, recently topped off the former Grand Rapids Foundry, which was built in the late 1800s. Removal of the tower crane enabled workers to focus on finish work in the stairwells and on the elevator towers. Brickwork on the north and south facades is completed, and crews are laying brick on the east exterior wall.

A 5,000-square-foot building just across the street, on the corner of Bond and Trowbridge, is being also being renovated by Moch International.

‘We’re going to put a restaurant and bar in there,” Moch said. “It’ll probably be summer 2007 before it’s completed.”

Wolverine Construction is the general contractor for the Icon on Bond project. Bloodgood, Sharp, and Buster did the architectural design.
