Atop Health Hill, Park Row Condos attract international attention

After receiving Energy Star certification for Park Row Condominiums, developer Jim Kegle of Kegle Construction decided to pass the Energy Star tax savings on to the homeowners. That could mean a $200 to $500 monthly savings to condominium buyers.

“Our building is now going to be an Energy Star building,” said Joe Ross of Developer Marketing Services, Inc., a partner in Park Row Condominiums. “We have qualified for federal tax dollars savings and we’re passing them along to the first ten homeowners. That will allow them to have no property taxes for the next two years.”

The $9 million, three-story building is located in Mid Towne Village just east of the intersection of College Avenue and Michigan Street. The development will feature 34 one-, two-, and three-bedroom condos. Basic floor plans range from 700-square-foot flats to 2,000-square-foot townhouses, with an option to customize the square footage to suit the buyer’s preference. Prices run primarily from $150,000 to over $300,000, with five condos valued at $450,000.

“Our development is a brand new neighborhood at the eastern end of the Medical Mile,” Ross said. “Over 40 buildings were taken down. [The condos] will be surrounded by professional buildings, shops, and boutiques, with a park in the center. It’s going to look like a miniature Harvard, all brick and limestone.”

Ross said nearly 21% of the condos have been sold since sales began at the end of September. The condo community is taking on an international flavor with buyers and potential buyers from England, Shanghai, and the Philippines.

“We’ll be moving people in by July,” Ross said.
