Developers of a 45,000-square-foot, four-story office building proposed for 99 E. Eighth Street, Holland, are shooting for Silver Leadership in Energy and Environmental Design (LEED) certification for new construction, the US Green Building Council’s third highest certification.
The developers, Kris DePree and Jim Stroud, haven’t ironed out all the details yet. But they’re aiming for energy efficient operating systems, lots of natural light, low VOC (Volatile Organic Compounds) interior paints, stains, and fabrics, and recycling of waste materials.
The L-shaped facility will have 130 feet of frontage along Eighth. Main floor plans call for a restaurant with patio dining. The upper floors will house office condominiums with private balconies on the third and fourth levels
“On the east side we’re partnering with the neighboring property owner and we’re putting in a pedestrian plaza,” DePree said. "It’ll be an open space so it can be used for small concerts and other entertainment and outdoor parties.”
The proposed building will occupy a Brownfield development site, which leveraged $720,000 in state and federal tax captures for the project. The project, which broke ground two weeks ago, has a completion date of June 2008.
