New offices and condominiums slated for 1115 Taylor St.

Developers hope to start this fall converting an old wooden furniture factory at 1115 Taylor St. into nearly 24,000 square feet of office and condominium space.

Taylor Coldbrook, LLC plans to pare down the building to its original three-story structure built in the 1880s, demolishing all add-ons except for a two-story addition dating back to the 1910s. New construction will include an elevator tower and a glass-enclosed stairwell tower. The interior will be completely renovated, including the restoration of the original wood floors. Open spaces surrounding the property will be converted to parking, as well as the building’s basement areas.

The breakdown of office-to-condominium space is yet to be determined. But condos will inhabit the top floors, affordably priced for young professionals.

Developers are still securing financing for the estimated $2 million project, but investor Kim Beyer said forward progress looks assured after July public hearings elicited no objections to the creation of an Obsolete Property Rehabilitation District. Beyer said the project may seek Planned Redevelopment District status next month, which would ease various planning matters including parking requirements.

Taylor Coldbrook, LLC has hired W.L. Perry & Associates, LTD for architectural services. S.J. Wisinski & Co. will handle real estate matters, and Constructors, Inc. will manage construction.
