Rooftop pool opens atop west side’s multi-million dollar condos

Two weeks ago the long-promised swimming pool on top of Union Square Condos opened for residents. Right beside it a new clubhouse, game room, and fitness center were also unveiled and ready for business.

“The big news around the building was that the pool permit was issued and we have a pool full of water,” said co-owner Jon Rooks of Parkland Properties. “It’s very popular.”

Beginning a year ago, the former Grand Rapids Union High School was converted into 180 urban condominiums using parts of the old school building—gym clocks, lockers, doors, chalkboards—as integral design elements of each condo. To date, all but ten of the condos have been purchased.

“We have several penthouses left and some south facing gym units,” said co-owner Brad Gruizinga of Union Square Condos, LLC. “Every unit left has outdoor balconies. We have one single level unit for $169,000. The rest are either two or three stories.”

Prices for those units range from $269,000 to $390,000. The Renaissance Zone designation is still in effect, which eliminates property taxes, city income taxes, and state income taxes until the taxation phase-in in 2009.

Of the units left, the floor plans are set, the walls have been built, and they are ready for immediate occupancy. The penthouse units can accommodate up to four bedrooms, the rest are two- and three-bedroom units.

“Now that we’re wrapping up the project we’re going to put some energy into getting a restaurant in the old gym space,” Rooks said.
