Riverfront requires thoughtful, financial secure proposal

The three groups hoping to develop a city-owned riverfront public works yard will need to show financial wherewithal, experience and even a few pictures of their concepts before getting a shot at buying the land.

A draft copy of the request for proposals for the city's 16-acre 201 Market Ave. SW site provides some baseline requirements for the project, ranging from minimum numbers of residential units to how much parking will be required.

Proposals also are expected to detail financing plans, sources of loans for the developers' last three projects "approaching or exceeding $50 million," ownership in other mixed-use projects and ability to attract retail and office users.
