Concrete crews at River House Condominiums poured the 30th level of the 34-story structure this week, fast approaching the final leg of external construction. Some 70 million pounds of concrete are in place. Seventy percent of the 207 condominiums sold. And workers now are busy bringing the interiors to completion.
“Behind all the glass there’s an amazing amount of work going on,” says Dan Wert, spokesperson for Robert Grooters Development, the company behind the project. “We have 250 workers on-site every day, and some lower level homes are nearly completed.”
When completed the vertical neighborhood at 335 Bridge Street NW will be Michigan’s tallest residential structure.
Interior painting, cabinetry and granite countertop installations are complete through the sixth floor, drywall through the ninth floor, and stud systems through floor 18. Although homes on the first six floors will be finished next week, homeowners can’t move in until the elevators and safety systems are complete in October.
With the exception of the top floor—the 33rd—which is entirely two-story penthouses, there are still condos available on almost every level. Of the 10 floor plans originally offered, seven are still available for one-, two- and three-bedroom units. Prices start at $250,000 for a one-bedroom unit, and increase with the size of the units and the location.
“Prices increase as you go up the building,” Wert says. “And the finishes are all high end; the customer doesn’t need to do upgrades.”
To date, crews have laid 290 miles of electrical wire, enough to reach from River House to the Soo Locks.
